Viet Nam permanent residence in 2026
Viet Nam does not provide a general permanent-residence route simply because someone has lived, invested or bought property in the country for a set period.
Statutory categories
Current law identifies recognized contributors to Viet Nam; qualifying foreign scientists or experts temporarily residing in Viet Nam; foreigners sponsored by a parent, spouse or child who is a Vietnamese citizen permanently residing in Viet Nam; and qualifying stateless people.
General conditions
Applicants must have lawful accommodation and stable income sufficient for life in Viet Nam. Scientists and experts require the statutory recommendation from the competent ministry or government body.
For the Vietnamese-family sponsored category, the applicant must have continuously temporarily resided in Viet Nam for at least three years.
Procedure and timing
The National Public Service Portal publishes the permanent-residence-card procedure. The central-level procedure states that the decision is normally considered within four months after a complete file, with additional verification able to extend the process by up to two months.
Investment is not automatic permanent residence
ĐT investment status may support visas and, for ĐT1–ĐT3, temporary residence cards, but it is not a standalone permanent-residence category.
